a) Strength in Engineering The importance of Engineering Services in the Building & Services sector can never be underestimated for a successful project management enterprise. Al Jabaha EMC maintains an in-house engineering facility with all resources including infrastructure, manpower and processes in place.

Our engineering department is equipped with highly advanced equipment to support the PC Network and Reprographics Centre, enhancing our ability to design each project in either AutoCAD or Micro station. From an MEP perspective Al Jabaha EMC brings unique qualities that differentiate our approach and methodology. Al Jabaha EMC’s experience with developing, constructing and owning an extensive portfolio of projects gives a breadth and depth that is unique and highly beneficial for this project.

SUPPLIER SELECTION

Our overall construction programme identifies the procurement process for the review and procurement of the critical suppliers and specialist sub-contractors. The procurement processes that we have outlined in our program are formulated so that the selection procedure captures the contractual obligations as well as our enhanced requirements. Mobilization & Initial Stages of the Project.

Following the engagement of our services; the mobilization & initial activities are enhanced by via regimes and documentation requirements. Our program defines the timing for these requirements and the MEP submission stages.

Our additional requirements, for example, commissioning enhancements, pre- fabrication initiatives and other initiatives are thoroughly identified, interrogated and documented. Via enhanced process, the proposed outcomes are documented at a very early stage of the project and these form the basis for coordination, delineation of responsibilities and assurance of optimized outcomes. This provides significant benefits especially in terms of quality.

DOCUMENT CONTROL

The documentation required for MEP on this project is very significant. We have very advanced electronic documentation control systems and overall procedures. These benefit all parties; the client team, ourselves and the Main contractor (and all other sub- contractors).
Documentation control is one of the key factors for the success of any project.

SUPERVISION & TECHNICAL EXPERTISE
The structure and expertise of our team brings about a high level of integration between the building trades and the MEP activities.
Our focus on commissioning is not only intensive during the commissioning activities that occur during or just prior to the commissioning activities on-site; our focus is throughout the entire duration of the project; especially in the initial stage of the project. This is progressive and

MEP SERVICES – INSTALLATION & COMMISSIONING
The interdependencies of all the building services systems and plant will be identified holistically along with their integration with concurrent construction activities. This will ensure that the commissioning of separate systems is properly planned, monitored and enhanced.

FINAL COMMISSIONING PROGRAM

The final Commissioning Program will provide for the following:
Method statements;
 All requirements to
 commence the commissioning;
 A schedule of equipment;
Survey plans and as-built drawings;
 A schedule of calibration tests;
 All tests, criteria and
 certification requirements;
 A schedule of training to be provided to all relevant personnel;
 Hand-over of all manuals


COMMISSIONING & SITE MEETINGS
WE will ensure that commissioning is discussed at the overall site progress meetings to ensure adequate information flow & completion of systems for commissioning.
The Commissioning Specification and Commissioning Report stages serve and ensure the highest level of continuity & momentum in relation to the commissioning during all construction stages of the project.

RISERS
The off-site manufacture of riser assemblies is one of the very clear beneficiaries of the prefabrication philosophy. The main risers for services up the tower will involve the installation of repetitive sections of piping, tray work, etc., so these could be preassembled in racks off the building and lowered into the riser shafts from the top using the building cranes.
This operation would significantly reduce the on-site labor needs for the vertical services.
Alternative approaches include modular prefabrication & coupling connections which again reduce on-site labor, reduce hot work and overall optimize the overall project programme and raise quality of individual elements and overall systems.

    MEP UTILITIES
    After award of contract, the shop drawings will be submitted for approval to the Main Contractor & Client’s consultants and to the relevant Authorities as appropriate.
    Installation on site will be in conformance with these approved shop drawings and the applicable Standards and Regulations.
    AlJabaha EMC has the international expertise and the local knowledge required to optimize and bring about approvals from the local authorities.

    EARLY HAND-OVER (Requirements)

    AlJabaha EMC will develop a detailed construction program to include the milestones associated with the Client’s IT installation requirements.
    When IT/Technology Rooms are handed over in accordance with the construction programme milestones, these rooms will be formally handed over to the Client for the purposes of technical fit-out. Al Jabaha EMC will however continue to co-ordinate and manage acces
